Luxury room Tariffs may fall as Chennai gets 3 New Star Hotels
CHENNAI: Staying in a luxury hotel in Chennai might not be as expensive now as it was last year. With three new five-star hotels bringing in an additional 1,300 rooms to the city's existing 2,000-room inventory, tariffs are expected to fall by at least 10%, or the cash discounts may rise.

ITC recently launched its 600-room ITC Grand Chola. Hotel Leela with 320 rooms and Park Hyatt with 201 rooms are set to be inaugurated in October, creating a glut in the industry. Among other luxury properties to be opened soon are JW Marriot and Westin.

The industry is, hence, looking at the MICE (meetings, incentives, conferences, exhibitions) segment, expecting the three new hotels and relatively new premium hotels, Hilton Chennai and Hyatt Regency, to drive up travel into the city over the next few months.

"Today, we can conduct a seminar in Chennai in a luxury hotel for Rs 800 a pax," a spokesperson of an industry body said.

As Chennai emerges a bustling business destination, with auto majors and the services sector dotting Sriperumbudur, a real estate study says the region will become an attractive and desirable market for hotel investors and operators. According to Jones Lang LaSalle’s (JLL) ‘Hotel Intelligence Report’, Sriperumbudur is emerging as a significant growth corridor with no branded hotel to date, which makes the region attractive and desirable to hotel investors. Chennai currently has 29 hotels with an inventory of 4,656 rooms. This is expected to see a significant increase with an upcoming inventory of 3,620 rooms spread across 17 hotels within three years.

As a result of growing demand, occupancy levels have been fairly stable during the past four years. However, with a continuous addition of branded supply, the market has witnessed a decline in average rates. Because of this, there has been an 11 per cent decline in revenue per available room since 2008-09. The JLL study expects marketwide average rates and occupancy levels to remain constrained as new supply opens in 2012 and 2013, with a high proportion of new rooms in the luxury and upper upscale segments.

But this adverse impact is expected to be short lived with significant commercial and industrial developments planned across the city, the report states. According to Jones Lang LaSalle Hotels’ research, there are 17 hotels currently under construction in the branded segment in Chennai with a total inventory of 3,620 rooms. However, this number excludes an inventory of almost 2,500 rooms that are currently in various stages of planning and are expected to hit the market within the next five to seven years.

It should be noted that the bulk of the upcoming supply is being developed along the OMR, with a number of projects planned in Sriperumbudur and this can be seen as future growth corridors for Chennai’s lodging market. The major part of the upcoming supply in Chennai will be in the luxury segment (35 per cent), with fewer rooms planned in the midscale (25 per cent), upper upscale (18 per cent) and economy segments (15 per cent). Serviced apartments and upscale segments contribute only four per cent and three per cent respectively.

Largest Iskcon temple in TN comes up in Chennai

CHENNAI: A large Krishna temple on two acres of land will be opened on April 26 at Akkarai village, off East Coast Road, near Sholinganallur. Constructed by the International Society for Krishna Consciousness (Iskcon), the temple will be consecrated on the same day.

Construction of the complex, called Center for Spiritual Art and Culture, began in 2003. "We bought six acres of land and built the temple on two. The temple will have three shrines," said R Subramanian, ISKCON communication representative.

The 6,000 sq.ft prayer hall will be on the first floor, while the auditorium will be on the ground floor and the prasadam distribution hall in the basement. "Of the three shrines one will be for Krishna, Rukmini and Sathyabhama; another for Chaitanya, Nityananda and Jagannath; and, the last for Baladev and Subhadra. While most of the idols are 4ft tall marble statues from Jaipur, a few were made of wood in Odisha. The construction is almost complete and preparations are on for the consecration. This is the biggest ISKCON temple in Tamil Nadu," said Subramanian. The organisation has temples in Madurai, Vellore and a few other places.

The temple is blend of different styles of architecture, including Pallava, but the dominant influence is north Indian. Bhanu Swami, Japanese by birth and associated with Hare Krishna movement for 40 years, is supervising the construction.

The rituals will be done as per the Srimad Bhagavatham, a religious treatise on Lord Krishna, said a devotee. The temple will open at 4.15am and close at 12.30pm. It will be opened again at 4.30pm and close at 8.30pm. The administration plans to conduct summer camps, painting competitions and debates for school and college students.

Devotees of the ISKCON temple in Chennai have enlisted 8,000 life patrons and it is with their support the temple has been completed, says Subramanian.

City-based hotel bags National Tourism award

CHENNAI: Hotel Pandian in Egmore has been adjudged the best two-star hotel and has won the National Tourism Award in the two-star category for 2010-11, for the third time. The hotel had twice received the Regional Tourism Award for 1997-98 and 1999-2000 for excellence in the hotel industry in the two-star category and twice received the National Tourism Award for 2003-04 and 2007-08 for outstanding performance in the two-star category hotel, both by the Union Ministry of Tourism.

The award was presented by President Pratibha Patil at Vigyan Bhawan in New Delhi on February 29. The award was received by the hotel chairman P S Pandian and the Managing Director Francis Mohanraj Pandian.
